Estimating
Utilizing a state-of-the-art Estimating System, JPI can determine construction pricing quickly and accurately. The model provides an extremely detailed construction budget featuring apartment pricing and quantities for more than 700 individual line items. As project-related changes are considered, the model is easily updated. Another benefit derived from the model's exceptional level of detail is the ability to actually price out individual apartment types, which can prove beneficial as a project's overall unit mix is being determined. The model, when fully integrated with JPI's corporate accounting system, results in accurate and timely financial reporting.

Scheduling
The JPI construction team also uses a highly sophisticated and detailed Job Scheduling System to monitor and control each element of the overall construction process. Most recently, Team planning has been added to the scheduling system. With added emphasis on a more integrated "Buy-Build-Manage" effort, project construction items can now be tracked and scheduled from the acquisition of land to tenant move in.

Having broken down the construction process into over 1,600 individual tasks, the on-site scheduling system has the capability to quickly report and accurately reflect the results of activities and conditions which can affect the construction schedule. The scheduling system also features a process which is used to provide weekly programs or schedules for each individual subcontractor.

The first goal of the overall construction schedule is to deliver the full "front door" at the earliest possible date. This entails a completed Information Center, main pool area, mature landscaping at the center and street entry. Experience has proven that maximizing the project's curb appeal, particularly during the initial lease up, is paramount to the success of the property.

As the project progresses through the construction period, scheduling decisions are analyzed in order to provide the best matching of completed apartments with market demand. Construction works closely with the management and development groups to minimize the inherent problems associated with the lease up and occupancy while each project is under construction. These efforts result in relatively clean job sites which facilitate the leasing process and maintain a quality environment for the occupied apartment homes. To provide more refined management tools for the future, the scheduling system now includes extensive historical analysis of construction cost verses actual construction time. Data is compiled from each completed project and then compared with projected values to yield more accurate insight toward the development, construction and management of future projects.


New Planning Technology
As new projects are considered, JPI has the capability to develop 3D visual images before the project is actually built. JPI can develop a video tape that depicts the proposed project from an infinite number of different angles. As opposed to one architectural rendering, the video tape offers a truly unique visual perspective of the project. Not only does this technology present powerful images of the project, it can also place the project on the proposed site. This technology offers a technical application which is uniquely useful to the site planning process.
